Selling a home on the Space Coast right now isn't what it was during the post-pandemic boom. The Brevard County housing market has shifted into a much more stable, balanced environment. Buyers are facing strict affordability math, which means they are being highly selective.
If you want your home to sell quickly and for top dollar, you have to adapt to these conditions. Avoid these three critical mistakes that local sellers are making in today’s market.
1. Overpricing Based on Past Market Hype
Pricing your home using data from the peak of the market is a recipe for stagnation. According to recent Space Coast Association of REALTORS® data, Brevard County's median single-family home price has flattened out, hovering right around $375,000.
The Buyer Reality: Today's buyers are tightly constrained by mortgage rates and high carrying costs.
The Danger: Market metrics from Redfin show that roughly 76% of local home sales are closing under the original ...

There’s something magical about this time of year. Homes glow with twinkling lights and around every corner you can almost hear laughter and the scent of something delicious baking in the oven. The holidays aren’t just a season — they’re a feeling that stays with us long after the decorations come down.
This is the time when homes truly live up to their names. They become the backdrop for traditions old and new, places where stories are shared, ornaments are hung with care, and tiny footprints race through rooms in joyful anticipation. It's where the dog curls up by the twinkling tree lights, the kitchen becomes a cozy hub of delights, and favorite voices echo with warmth through familiar hallways.
Some houses feel like houses year-round, but during the holidays...something changes. They become heart-centers — places where old memories invite a smile and new ones begin to take shape. We remember decorating the tree with ornaments collected from years pas. ...

When buying a home in Florida, one of the most important hurdles to clear is the 4-point inspection. This inspection focuses on four major systems:

Why the 4-Point Inspection Matters
Without a clean 4-point inspection, you typically can’t get homeowners insurance, and without insurance, you can’t close on a mortgage. That’s why buyers and sellers need to pay close attention to these systems during the homebuying process.
Handling Issues That Come Up
If problems show up during the inspection, all hope isn’t lost. Sometimes repairs can be negotiated to be done after closing. For example, roofs are a common sticking point. Because many roofers are booked weeks in advan. ...

While our friends up north may be preparing for snow, we can enjoy the pleasant weather and focus on making our homes cozy and efficient. Here's a short list to-do list to help you get started:
Clean and Declutter
With the holidays just around the corner, it's a great time to declutter your home. Go through your closets, drawers, and storage spaces, and donate or discard items you no longer need. A clutter-free space will make decorating for the holidays a breeze.
Deep Clean
Give your home a thorough cleaning before the festivities begin. Dust surfaces, vacuum carpets, mop floors, and clean windows. Pay special attention to areas that may have been neglected during the busy summer months.
Check Your HVAC System
Florida's mild winters still require some heating, especially in the evenings. Ensure your HVAC system is i ...

Many homeowners that are wanting to sell are concerned about how long the amount of work it will take to get their home move-in ready before listing it for sale. In today’s housing market, homes might be closer than you think to being market-ready.
A survey of recent sellers from realtor.com found that many homeowners have been able to get their home ready in less than a month. The report stated, “with many homeowners expecting the sale to go quick, and a lot of contingencies getting excluded, preparing homes for the market took less than a month for over 50% of home sellers this past year, with 20% completing it in less than two weeks.”
With mortgage rates and home prices rising, buyers in today’s market are serious about quickly finding a home. But, there are very few options for buyers to choose from with the limited number of homes for sale. This means that many buyers are snatching up the best they can get and are willing to take on projects; ...
